An Established Valencia Community With Real Variety

Westridge was developed primarily between 2002 and 2004 on the west side of Interstate 5 in Valencia. Rather than one uniform subdivision, the community is made up of ten distinct neighborhoods ranging from attached townhomes and detached condominiums to large gated residences and custom estates.

Golf is part of the landscape, but not every Westridge home sits on a fairway. Buyers can find hillside and mountain views, cul-de-sacs, guard-gated streets, conventional family neighborhoods, golf-front homes and some of Valencia's most substantial custom properties.

Westridge also has its own HOA recreation network while The Oaks Club at Valencia operates separately within the community. That distinction matters: community pools, parks and courts are HOA amenities; golf and club membership are a separate decision.

The neighborhood name matters here. Housing type, gates, size, views and price can change dramatically from one part of Westridge to another.

The Oaks Club at Valencia

The Oaks Club's championship golf course winds through the Westridge landscape. The current club describes an 18-hole, par-72 layout extending roughly 7,218 yards from the back tees, designed by PGA TOUR Design Services in consultation with two-time major champion Mark O'Meara.

Some Westridge homes overlook fairways, while others sit away from the course entirely. The golf club is a separate operation from the Westridge HOA, so club access and membership should not be confused with residential community amenities.

A Resale Market With Several Price Tiers

Westridge is a mature resale community rather than a single active builder collection. That means a useful market report should separate townhomes, detached homes and luxury/custom properties instead of flattening them into one misleading average.
